What our customers say
Shout out to Luke and Fraser. Brilliant lads who knew what they were doing. Had ongoing problems woth British gas and loads of people been to the property but we're useless then these lads diagnosed and fixed the leak with minimal damage all within 1 hour. Well done 👏
My insurance company sent SOS to fix a leak in my ground floor kitchen ceiling. I was delighted that Calvin showed up because he was also sent three years ago to detect a leak in my 1st floor hallway ceiling. At that time used a camera on a pole to he take numerous photos of my roof that pinpointed a large leak there. I saved a lot of money with my roofing company by supplying them with Calvin’s photos before they started work. See my review below. This time he came with colleague Tobias, and they quickly found the kitchen ceiling leak and repaired the pipe. Unlike the emergency plumber who told me last week that he would have to cut open a large section of my kitchen ceiling (and cause a lot of damage), Calvin and Tobias carefully pulled up the old carpet upstairs above the leaking pipe and unscrewed the floorboards (which hadn’t been pulled up since the house was built in 1924!). When they finished repairing the pipe, they refitted the floorboards and carpet with no damage. These are very efficient, knowledgeable and polite workmen, so I again highly recommend them!
The two engineers worked well together in some cold wet Welsh weather. After locating the leak, around the stopcock in the back garden, the leak was fixed, and all tested. Well done thank you.
Chris came out to detect a leaking central heating system which has caused considerable damage and has left us with no hot water or central heating for over a week, the insurance company appointed SOS Leak Detection to find the leak beneath the floor boards, Chris arrived exactly on time and explained what he was going to do, within a short space of time he had found the exact location of the leak and removed the flooring etc., he then repaired the damaged pipe and turned the heating system back on. Chris was very professional throughout and is a credit to the company.

Frequently Asked Questions – Underfloor Heating Leak Detection in the UK
Signs of a potential leak include reduced heating efficiency, wet spots on the floor, unusual noises, higher utility bills and unusual odours in your home.
The cost of underfloor heating leak detection varies depending on factors like the size of the area, complexity of the system and your location. Contact us and we will be happy to provide a free no obligation quote based on your particular requirements.
We possess the necessary equipment and experience to accurately locate leaks without causing extensive damage. Timely detection helps prevent further damage and expensive repairs.
Commonly, underfloor heating leaks fall under insurance coverage through the “trace and access” provision. Although many home insurance plans include a trace and access component, it might not be a standard inclusion.
If your policy does encompass trace and access, the costs associated with detecting and accessing the leak can be handled by your insurance provider. However, it’s essential to verify with your insurance company prior to assuming that they will cover the expenses of our trace and access leak detection services.
Absolutely, leaks within underfloor heating can indeed be repaired. The approach to repairing a leak hinges on factors like where the leak is situated and the specific type of underfloor heating system in place.
In instances where the leak is easily accessible, remedies might involve securing a loose connection or substituting a damaged pipe. Conversely, more intricate repairs could entail lifting the flooring to reach the pipes. Engaging the services of a qualified plumber or heating engineer is crucial to accurately identify and rectify the leak, ensuring the system operates safely and effectively.
Leak Detection Guide
Escape of water is now one of the largest drivers of property claims in the UK.
- Around 29% of insurance claims relate to water damage.
- Commercial incidents can disrupt operations for months.
- UK insurers pay out roughly £1.8 million per day on escape-of-water damage.
Most costs are not caused by water. They are caused by delay, guesswork, escalation confusion and poor documentation. This guide helps teams stay in control.
