Around 25% of businesses have an internal leak at any given time, according to Waterwise, and internal leaks are behind roughly a quarter of all water leak insurance claims related to damage. Those figures point to something most commercial teams already suspect: a leak is rarely just a plumbing problem. It's a business risk that shows up in downtime, disruption and cost long before anyone sees the water.

The repair bill is the smallest number in the equation

Fixing a leak once it's found is usually the most predictable and least expensive part of the process. The real cost sits elsewhere: in the area that has to close while it's investigated, in the operations that can't continue around it, and in the claim that follows if the damage has already spread by the time anyone notices.

Downtime and disruption

For any commercial building, whether that's a retail unit, a construction site or a healthcare setting, the cost of a leak scales with how long the affected area is out of action. A fast, accurate investigation that avoids unnecessary excavation keeps that window as short as possible. A slow one, or one that guesses at the source rather than confirming it, extends it.

Escape of water claims and why documentation is important

Nationally, 19% of the water supplied in England is lost through leakage before it even reaches a property, which gives some sense of how widespread the underlying issue is across the built environment. At building level, that translates into claims: unresolved or recurring leaks are a common driver of water leak insurance claims, and the quality of the documentation produced at the point of detection often decides how smoothly that claim then moves through an insurer.

Why early detection changes the economics

A leak found early, before it's caused visible damage, costs less to fix, causes less disruption and rarely generates a claim at all. That's the case for treating leak detection as a scheduled part of a maintenance programme rather than something that only happens after a problem has already announced itself. Sustainability standards like BREEAM increasingly recognise this too, including water monitoring and leak prevention as part of how a building's overall performance is assessed.

Detect early, minimise disruption and document properly, and the same leak that could have been a significant claim becomes a routine repair instead.
