A leak in a listed or historic building comes with a second problem attached to the first: finding the source without damaging the very fabric you're trying to protect. Standard investigation methods, drilling test holes, removing sections of wall or floor to trace a pipe, are routine in most commercial buildings and unacceptable in many heritage ones.

Why standard leak detection methods aren't an option in listed buildings

Historic timber, original plasterwork, decorative ceilings and protected features can't simply be reinstated once disturbed. An investigation that would be low risk in a modern commercial unit can cause irreversible damage in a heritage property, which means choosing a specialised heritage damp survey method matters as much as the outcome.

Non-invasive leak detection investigation, applied carefully

Acoustic profiling, thermal imaging and tracer gas testing can trace a leak's path through a building without opening it up to do so. If there appears to be water ingress in walls at a heritage site, this isn't simply the preferred approach, it's usually the only one that protects both the immediate investigation and the long-term condition of the building.

What heritage clients should look for in a specialist

Evidence of previous leak detection in listed buildings matters more here than in most commercial settings. A specialist who understands what they're protecting, not just what they're looking for, is in a much better position to balance urgency with preservation than one applying a standard commercial process to a building that doesn't fit it.

Where you see water damage in a historic building isn't always where the source is, and finding that source without adding new damage in the process is the whole of the job.
